Who We Are

Incor Opulence is a gated community that is strategically located between three of Bangalore's major hubs: Whitefield, Sarjapur Road and Marathalli. This community features affordably-priced apartments, in floor plans ranging from 1150 sq.ft. to 1910 sq.ft.

About Incor

Incor was started by two entrepreneurs with business experience in India and USA. Having started and successfully exited from their IT enterprise, they formed Incor with the dream of bringing a professionally managed real estate company to India. Their vision is to build quality, customer-centric and professional businesses in real estate and healthcare.

  • Structure

    The RCC-framed structure is designed in accordance to the relevant IS codes. It also ZONE II-compliant.

  • Super Structure

    The super-structure is composed of table-moulded clay bricks.

  • Internet

    WiFi is available in the Clubhouse.


    The washroom is equipped with chrome-plated fittings and comes with an EWC, washbasin & a shower with hot-and-cool wall mixer. Provisions have been made for geysers & exhaust fans.

  • Lifts

    The township features high-speed, energy-efficient passenger lifts. These lifts will automatically stop at floor-level in case of failure.

  • Generator

    The township's common areas and lifts are protected from power cuts by a 1KV DG power backup.

  • Basement Car parking

    The township offers basement car parks, which feature cement-rendered flooring with grooves. Column crash guards are also provided.

  • Wall Cladding

    Platform: Glazed ceramic tiles upto two feet above the granite platform
    Toilets: Glazed ceramic tiles dado up to door height.
    Utilities/Wash: Provision for washing machine & wet area for washing utensil etc.,

  • Painting

    The township's exteriors are coated in exterior emulsion paint. Additionally, there is a textured finish and appropriate cladding. The walls and ceilings of each home feature emulsion paint with luppam finishing.

  • Electrical

    There is a 3-phase supply of power, and an individual meter board is allotted for each home. The distribution boards are fitted with Miniature Circuit Breakers (MCB). A large number of outlets are available in every room, including points for ACs, geysers, cooking ranges and chimneys.

  • Doors

    The main door features an Indian Teakwood frame and is fitted with a threshold and a custom-designed flush shutter. The internal doors are similar, but do not feature a threshold. The flush shutters of the washroom doors are waterproof. The windows and ventilators feature aluminium frames with float glass.

  • Flooring

    The flooring of the living room, dining area and bedroom is composed of vitrified tiles. The kitchen and balcony are fitted with anti-skid textured tiles, while bathrooms comes with acid-resitant, anti-skid tiles. The corridors are also fitted with anti-skid textured tiles, patterned in granite.

Play a game of billiards or table tennis. The township is equipped with a wide variety of amenities, such as a Swimming Pool, a Jogging Track, Children's Play Area and more.

  • Throw a party to get to know your neighbours! The air-conditioned Banquet Hall is multi-purpose - it can be used for everything from parties to yoga classes.
  • Your safety is our #1 priority. The township is monitored 24x7 by CCTV cameras. There is also an Entrance Lounge at the Security Gate.
  • At Incor Opulence, water is supplied and used responsibly. In addition to a Water Treatment Bay, the township is equipped with a Rainwater Harvesting System that refills ground water. The water treated by the energy-efficient Sewage Treatment Plant can be reused for flushing, gardening and washing vehicles.
